When does my gas safety certificate expire?+
A landlord Gas Safety Record (CP12) is valid for 12 months. You must have every gas appliance, flue and pipework checked annually by a Gas Safe registered engineer, and give tenants a copy of the record within 28 days of the check (or before a new tenant moves in).
What is the Renters' Rights Act?+
The Renters' Rights Act 2025 abolishes Section 21 no-fault evictions, converts assured shorthold tenancies to periodic tenancies, and requires landlords to serve a prescribed Information Sheet on existing tenants. The deadline to serve the Information Sheet on existing tenants was 31 May 2026, with a penalty of up to £7,000 for non-compliance.
How often do I need an EICR?+
In England, the fixed electrical installation in a rented property must be inspected and tested at least every 5 years by a qualified person. A copy of the Electrical Installation Condition Report (EICR) must be given to the tenant within 28 days, and any C1, C2 or FI code remedied within 28 days.
How long is an EPC valid?+
An Energy Performance Certificate is valid for 10 years. To let a property in the private rented sector it must currently be band E or above. The government has consulted on raising the minimum required rating to band C — check GOV.UK for the current position.
Do I have to protect the tenant's deposit?+
Yes. Any deposit taken for an assured shorthold tenancy must be protected in a government-approved scheme within 30 days of receipt, and the prescribed information given to the tenant within the same 30 days.
